Much more valuable than what I paid to buy it
The goodMr. Saenz provides the material needed to make a checklist of steps in a processed-based system for profiting through note investments. He's candid and approachable in style. For example, he emphasises that only through a portfolio of notes can an investor average out some of the inherent uncertainty in the profit or loss on a single note. His case studies, assuming one can absolutely trust his numbers, show that turning a non performing note into a seasoned performing note requires relationships, the right team, a disciplined approach, a willingness to have hard conversations with lenders, and 1 to 2 years before seeing the fruit of your labor.The badThere's not much more to this book. One specific example of where to find notes for purchase is already out of date (FCI doesn't seem to exist anymore).The uglyThe writing doesn't seem like it was reviewed much. The chapters are ordered nicely, but within the chapters his writing wanders. There are a bunch of grammatical mistakes that are noticable even to me (an engineer).SummaryThis book will either get you excited to get in the note game or give you good reasons why it might not be the right kind of investing for you. Either way it is going to be worth far more than $10 for anyone considering note investing and less than that for almost everyone else.

Good detail
I have purchased numerous books on note investing and this is the best one I have read to date. The author goes into more detail than many of the other beginner books which I appreciated. The eight examples in the back of the book are extremely valuable in understanding some of the details of the industry. Good job!

Great compliment to online resources for note investing esp for the beginner
Martin's writing and content is very accessible to all levels of note investors. Valuable especially for people looking to make note investing into a real business (and he has 2 books that go into this further). Like one reviewer said, one or two of the references may be out dated, but this is a dynamic business, y'all! He gives practical and useable advice in a lovely, colloquial way.

Martin does a phenomenal job of effectively and efficiently covering the core competencies that one needs in order to start investing in the note space. I read his book in May and bought my first note in July, without his guidance I would not have been able to get my feet wet. I highly recommend this book for anyone who is looking to break into the space.

A Great Resource...
Excellent read. If you really want to know “how to” purchase notes, and what’s involved with due diligence, purchase this book. Mr. Martin does an excellent job of giving you step by step instructions.

Great book for getting a broad perspective on how the note industry works.
The author did an excellent job of giving the 10,000 foot view, while elaborating on how deals get worked out through several case studies.

I would definitely recommend this book to anyone who’s interested in exploring the note investing world. A quick read that’s easy to understand. I really enjoyed the case studies and they helped me to understand how this business could work. Well done!
