We are out of Florida and I never had that problem.I would install on inside lip of garage out of direct sunlight if you have that issue.I will call manufacturer tomorrow and see if they have received the same complaints.RonAAA Security Depot

Just purchased a 3089 compatible visor remote (10 dip switch) which worked perfectly. Is this the correct item for mounting outside the gate?

Yes. I have mine mounted on a post just outside the gate.

Are you able to change the code periodically? Like say every 3 months would I be able to set a new code?

Absolutely. This keypad works with Multi-Code devices which typically have dip switches. you can change the dip switches whenever you want and then reprogram the keypad to the new dip switch setting.
