What exactly does this thing do and how does it do it??? Just really confused. Thanks!!

What does it do: Measure the KW/h that your house is using on realtime, by day (and average), by week (and average) and by month (and average). How does it do it: You clamp sensors on the cables that enter your breaker box, and the sensor transmit this information to the device. They have a very good range of action

Can I use this to keep track of the electricity used on a monthly basis by a tenant in a back cottage? The cottage has its own subpanel.

YES you can . I would recommend the Efergy Elite True Power which is hard wired in. Use the engage hub to monitor on-line and let you tenant view their usage too.

Do you have a 220v version as I dont live in the usa?

There is a 3 phase version also available on Amazon . This model can be switched between 110v & 220v single phase.

can the energy elite be used to figure out how much to charge a tenant living in my guest house we have one meter on property ,is so how does that wo

No. The Elite will not be able to differentiate usage on the one meter.
